Requirements for Renting a Flat in Manchester

Before renting an apartment in Manchester, landlords and letting agents typically require several documents to verify your identity, income, and rental suitability. These supporting documents include:

  • Proof of Identity: UK citizens require a valid passport, driver’s licence, or Birth certificate. Non-UK citizens will have to provide a copy of a valid visa, residence permit or Biometric Residence Permit (BRP). A ‘Right To Rent’ check will be carried out with these documents to verify that you have the legal right to live and rent in the UK.
  • Proof of Income: Recent payslips, a letter from your employer, or bank statements/open banking to show you can afford the rent and will be financially self-sufficient throughout the duration of your tenancy. Most landlords request a reference from your current employer to confirm your job status and income.
  • Previous Property Reference: Some landlords request a letter from your previous landlord verifying that you were a reliable tenant and paid rent on time.
  • Credit Check: Letting Agents and landlords will perform a credit check to ensure you have a good financial history (and are therefore likely to pay rent on time).

 

Deposits, Guarantors, and Other Upfront Costs When Renting an Apartment in Manchester

There are costs other than the standard rental fee that potential tenants should be aware of when renting in Manchester. These include:

  • A deposit: here are several options when renting a property.

A guarantor is someone (often a family member) who agrees to pay the rent if the tenant is unable to do so. Guarantors are subject to the same reference checks as tenants.
