Benefits of using a Professional Letting Agent
The Manchester rental market has long been one of the most dynamic in the UK. Driven by a massive student population, a booming tech and corporate sector, and young professionals flocking to hotspots like Ancoats, Salford Quays, and the city centre, buy-to-let has been a rewarding venture for buy-to-let investors.
However, the implementation of the Renters’ Rights Act on 1st May 2026 dramatically changed the landscape and now more than ever Manchester landlords cannot ignore the benefits of using a professional letting agent.
Along with the abolition of Section 21 ‘No Fault’ evictions (replaced with expanded Section 8 grounds), the RRA introduced for landlords in England enhanced property and tenant protections including:
- mandatory periodic tenancies (abolition of fixed term tenancies)
- regulated rent increases (using Section 13 process and with 2 months’ notice)
- tenant pet request must be reasonably considered and responded to within 28 days
- discrimination prohibited – cannot reject tenants on basis of being on benefits or because they have children
- ban on bidding wars (and cannot request tenants pay rent in advance).
The RRA also includes improved property standards and safety by expanding the social housing Decent Homes Standard to the private rented sector and the introduction of AWAAB’s Law. It also expands Local Authority investigatory powers to implement sanctions (£7,000 – £40,000) on landlords who do not comply with the new regime. Tenants can also apply for a Rent Repayment Order for up to 24 months of rent if a landlord breaches the Act.
